Is this a sublet scam?

A UCSD student seeking a sublet noticed several suspicious signs regarding a housing listing found on a Facebook group. Red flags included pictures that appeared to be screenshots, and the subsequent contract cited an address with no recorded condominium conversion and referenced Wisconsin's housing code instead of California’s.
